For this build, the customer went with a relatively simple yet timelessly appealing design.  They were able to utilize a 1,890 square foot living area with this barndominium shell (not including wrap-around porch).

Our Farmersville Plan may look simple and rustic at first glance, but don’t be fooled.

Inside, it’s 1,890 square feet of fully customizable live-work space. This farmhouse-style barndominium’s minimalist exterior is the perfect starting point for the home of your dreams. If you love living indoors and out, this design is perfect for a giant porch and wraparound deck. Makes sense, since the Farmersville is named for the small town in Texas, where it was first designed.

Big Flexibility in a Modest Mid-Size Kit

As with any of our barndominium kits, we provide the shell with any modifications you choose, with the interior being completely your call. Sometimes, existing floorplans can help you clarify a design that works for you. Consider our client’s 3-bedroom, 2-bath layout, shown here. It’s ideal for small families.

The primary bedroom with ensuite bathroom and walk-in closet covers a 30×14-foot sprawl at one end of the home, leaving a spacious kitchen, living, and dining area at the other end. In between sits a pair of matching 10×15 bedrooms, the second bathroom, and the laundry room — ideal living for a family of four.

Perhaps you don’t need three bedrooms. Opening the space up is a breeze with our steel framing fabricated to spec. Those open-space designs are perfect for any barndominium design, as steel is ideal framing for those grand living spaces.

Living & Working Options Abound

For many couples, a more suitable design might be the generous primary bedroom, plus a large office and guest room combo. An open concept living area is also easily achieved by removing any walls between the living, dining, and kitchen area. Without walls, you’ll have a bright open space for entertaining or keeping an eye on kids and pets.

The Farmersville Plan comes with an adjacent room that juts off the main living quarters. Let’s call it the Anything Room.

At 12×19 feet with a separate entrance, there’s lots you can do with it. Our clients purposed it as a storeroom. But it could be a carport, if you’re building on a small lot.

If you don’t need a carport, then anything’s doable! It’s perfect for people who have hobbies, a home business, or need a workroom for all the amazing DIY projects to come. It could even be a small studio-sized in-law suite with a small bathroom and shower stall. Maybe you’ve always wanted a home gym or a practice room for jamming with friends.

Value-Adding With Outdoor Spaces

The Anything Room aspect of the Farmersville design almost beckons for a wrap-around deck around the far side of the home. The stage is set for a covered 35-foot by 12-foot porch, if you opt for the full roof. Wrap around the corner for an even longer deck. That’s a whole lot of room for year-round living.

A doorway leads to this would-be porch from the kitchen, making it ideal for an outdoor kitchen that reduces running back and forth to the pantry. A full roof means cooking comfortably outdoors year-round, no matter how hot the grill or pizza oven gets.

Don’t forget the Adirondack chairs. Or maybe you’re the porch swing or hammock type. Whatever you choose, customizing will make the difference for your lifestyle and your dream.

For this build, the customer combined their living quarters to an attached, off-set ridge garage.  They were able to utilize a 1,782 square foot living quarters and a 713 square foot garage, for a total area square footage of 2,495 (not accounting for the additional square footage the lean-to’s add).

This building is a very sleek design, complete with a full wrap-around porch on the main building, extended gables, and a modern-looking off-set & extended/eave overhang (with gable-faces enclosed) to work on the RV outside when the weather’s nice.  This unit features a main living area of 2,150 SF and an attached garage of 1,100 SF.

What makes this barndominium special is that the roof follows a 6:12 pitch, allowing for interior scissor-trusses to give this home a ton of headroom to create a vaulted ceiling.  Also, the gable is extended on one end along with a lean-to porch on the lawn side.  They chose to leave their exterior gable truss exposed for future wood-wrapping veneer purposes.  Total living area square footage of 2,150 SF,
